Cassington OX29 - Details for Domestic Boiler replacement requirement
Summary: Replace existing heat only boiler, add one new radiator, replace thermostatic valves on 11 existing radiators and possibly replace pump.
Reason: A few things have started to go wrong with other parts of the system, pump and motorised valve replaced in last couple of years. While I have been advised that this boiler is a reliable one and could go on for years, newer models are more efficient so I would like to investigate the cost of replacement.
Detail
1. Existing boiler is a Potterton Netaheat 16-22. Assumed to be original fitted in 1984. Very reliable but a bit noisy. Fan replaced approx. 10 years ago is only work since 1989!
2. Wall hung on external wall in kitchen with vent direct out through external wall. Not boxed in or space constrained (picture on page 2 below)
3. Heats water to hot water cylinder in airing cupboard. Two bathrooms, main & ensuite, shower pump fitted in airing cupboard which powers water to both baths & overhead showers. Cylinder also has immersion heater which is hardly ever used. Based on this I think it best to replace boiler with a heat only boiler and retain the cylinder rather than changing to a combination boiler.
4. Main house (original build) is four bedroom and contains 12 radiators. Upstairs = 6 (4 bedroom + 2 bathroom). Downstairs = 6 (2 lounge, hall, study, kitchen, cloakroom). All fitted with thermostatic valve. 11 thermostatic valves need replacing; ensuite bathroom fitted with new chrome radiator and valve approx. 5 years ago is okay.
5. Extension (built 2000) added the following (all with Honeywell VT117E thermostatic valves which I don’t think need replacing):
a. Porch, 1 radiator
b. Utility room, 1 radiator
c. Family room, 2 radiators
6. The extension connected the house to the garage and includes planning permission to convert part of the garage to living space. If we did this in the future I would like the boiler to have sufficient capacity to cope with the addition of approx. three more radiators.
7. The kitchen, which was enlarged when the extension was built, only has one radiator and currently relies to some extent on the boiler acting as a second radiator – the case does get quite hot. I expect a new efficient boiler to give out much less direct heat and so would like to consider an additional radiator being added in the kitchen. There is an obvious place for it, below a large window and above the out and return heating pipes to the extension (22mm).
8. In summary - at present 17 radiators are used + 1 new planned and I would like a boiler with capacity to support approx 21 radiators.
9. The pump, in airing cupboard below motorised valve, was replaced a couple of years ago but the new one seems noisier with a high pitched whine that can be heard through most of the house, so I would like to consider replacing this if a reasonable cost, quieter alternative is available.
10. Timer is a Sunvic, 7 day programmable timer which is fine. Room thermostat is a Sunvic programmable control which is also fine (placed in extension).

OX29 - we do not have a boiler in at the moment and have some pipes left from an imersion heater and tank but they are not where we want the new boiler system. we have put in the central heating and have it plumbed up into the loft to a manifold.
we were hoping to buy a thermaflow 9kw 210L combi boiler to go in the porch cuboard where we have an electronic point fitted ready for instalation.
idealy we would like some one to install the boiler then join it to the manifolds and plumb it into the exhisting hot water pipework.
